A third option is to sign up for the “Auto Pay” each month and have homeowner dues deducted from your selected bank account. The “Auto Pay” form can be down-loaded from the Resident Log-In page on this website.

3. Where is the trash disposal area?
The trash disposal area is located east of the spa behind the white brick wall in the rear parking area. We have blue trash containers to encourage recycling. Please sort your trash accordingly into the appropriate recycling bins. The large dumpster containers are for disposable trash only.
Never leave furniture, appliances, chemicals or electronics in the trash or on the ground near the bins. The association will fine you for not following the rules. Trash pick up is twice a week. Please do not overfill receptacles or place items on or around the waste bins as they will not be picked up and shipping cartons or boxes must be broken down and made flat. 4. What are the rules & restrictions regarding decorations or plants outside the front door?
Less is best. Keep the garden knome and all of his merry friends in the rear patio. Think minimally and leave access for Southern Cal Edison to open the electrical panel doors for meter readings. If you wish to add landscaping, keep the plants in pots that can be lifted easily and moved. Do not attach personal items to the doors. If you feel the urge to decorate, go in the back patio with a Martha Stewart magazine. The Association will issue a fine if you decide to decorate with personal items or in anyway block the doors from opening.
5. What are the cool pool rules?
We love our pool area and it is a great place to cool off and relax. Do not even entertain the idea of hosting a loud out-of-control party in the pool area. If you are a renter and visiting, the homeowner will be fined for your unacceptable behavior. Our general pool etiquette rule is this: behave and use a plastic cup because we don’t allow glass in the pool area. Why? Come on, you know why.
6. Who is responsible for the air conditioning unit on the roof and what do I need to know?
The owner is responsible for the maintenance and full up keep of the unit. Park Imperial South is under contract with Foam Bond and this company annually maintains our roofs. If you need to replace the unit, you will need to call Foam Bond. Whenever an air conditioner is placed on the roof, Foam Bond needs to build a platform and then do a final seal to the unit. This avoids costly roof damage and leaks. Call Foam Bond to see if you have a platform to support your air conditioner. The crew at Foam Bond will give you a complimentary check-up, which is a good thing because the platform will set you back a whopping $500.00. 7. What’s the scoop on pet poop?
We hate any kind of poop and quite frankly (except for Chuck Berry) we don’t know of anyone who likes poop either. If you have a pet or a visitor with an animal of any kind, please be polite and think of others. The rule here is clean up. We don’t care if it is a cat or dog because poop is poop. If you are thinking about adopting an exotic animal like a monkey, we highly recommend that you keep it in Los Angeles with all the others.
8. What if I forget the code to open the rear gate?
Well today is your lucky day! Sorta. If you are a homeowner just go to the resident log in page. There you will unearth the magic code and occasionally we do post suggested winning lotto numbers.
9. Can I put an umbrella on my back patio?
We love umbrellas. Yes, you most certainly can put a pretty umbrella up for shade. If you listen to the random local weathercasters they are always screaming something about gusty winds. So use that umbrella with warned precaution. When you feel a breeze, please put the umbrella down. An unsupervised umbrella is a wild weapon in disguise.
10. Where is the laundry room located?
We have two fluff and fold locations and they are;
Location One: Behind the back gate of unit # 1776
Location Two: Next door to the front of unit # 1754
We have two laundry rooms for residents and guests. Please keep the rooms tidy. Clean up all spills and trash. We do not provide housekeeping service for the laundry rooms. Please keep laundry room doors locked when not in use. We are not responsible for loss, damage or theft of personal items left in the laundry areas. The washers and dryers are not our machines. We are relieved not to have to fix them. The equipment is maintained by a contracted vendor and not the HOA. Bring a boat load of quarters.
11. Why is parking so complicated?
We do not understand how something so easy gets lost in translation. Parking should be easy. In fact most of us learned how to park when we were 16 years old. (wink-wink) Signs are everywhere and assigned numbers make this very clear. But some people don’t read or can’t read. So, what is the point of writing this question out? We have hope in our hearts that people will, given time, get the picture on parking. But, here it is again.
Parking for Residents: please park in your designated & numbered spot ONLY! Do not park in other reserved spots even if you think that resident is absent. DO NOT PARK IN DRIVEWAYS in the Araby carport areas, even for a quick “drop off”.
Parking for Guests: Parking is assigned, so please park where indicated by the “Guest Parking” signage. If there is a no “Guest Parking” sign don’t park there because you will be towed at the car owner’s expense. Never park in or beside the driveways or landscaping because you will be towed. Araby Drive provides ample street parking, while the gated driveway has guest parking on the north side next to the tall Oleander hedges. Cars that block driveways, walkways, waste bins, service areas and in any undesignated spot will be towed.
Parking for Service Vehicles: There is ample street parking along Araby Drive or along the gated driveway next to the Oleander hedges. Service vehicles will be towed or the unit owner of service will be fined if they utilize “Guest Parking”, “Resident Parking” or driveways along Araby.
12. What is Park Imperial South’s Policy on Noise?
Please be courteous to your neighbors! Be mindful of your barking dogs, construction, kids in the pool, loud TV’s, radios and even conversations in open areas! If you are having a party, (for heaven’s sake please tell your guests to park out on the street on Araby Drive. Please notify all neighbors around you and kindly finish all festivities at a decent hour. Generally, parties are not allowed on the common grounds or in the pool area unless specific written permission is given by the HOA Board.
